Why is the bet refunded?

-.Tiebreak in the match: No

Seems really unfair that both these bets are cancelled, not sure on the rules on that but i watched the match and it was only going one way before djokovic quit (6-4,7.5) and down a break on the third 2.1 to wawrinka.

angry that i had even the option to cashout 90% of the bet before he threw in the towel

In tennis , like in almost any other sport , things can change in a blink of an eye and there has been the cases with multiple matches as a proof of that. Even it may seems unfair, bookies need to operate based on a 100% certainty factor , not based of assumptions . 

Novak Djokovic retired in the beginning of the 3rd set , but nobody can tell how the match would have unfolded if this would had not happen. On Unibet , if your bet was made on Djokovic to win, it would have been won , but those types of bets picked by you can not be determined 100 % at the moment of retirement. 

Here is a part of the rule covering this from Unibet's T&C  : 

"3) “Over/Under” and "Handicap" offers on unfinished matches the outcome of which is already determined before the interruption of play and/or where any further continuance of play could not possibly produce a different outcome to said offers, will be settled based on the result achieved until the interruption. For the calculation of these settlements, the minimum amount of occurrences which should have been needed to bring the offer to the natural conclusion will be added as necessary depending on the number of sets which the match is scheduled for. Should this calculation produce a situation where no possible alterations could affect the outcome of the offer this will be settled as such.
The following examples can be used for consideration:
• Example 1 - Over/Under: A retirement occurs in a match scheduled for three sets with the score 7-6, 4-4. The offers: “Total Games Set 2 – 9.5” (or any lines lower than that amount) & “Total Games Played in the Match – 22.5” (or any lines lower than that amount) will be settled with “Over” bets as winning and “Under” bets as losing. Bets on lines higher than that will be settled as void.
• Example 2 - Handicap: A retirement occurs at the start of the 3rd set in a match scheduled for 5 sets with the score at 1-1. Bets on +2.5/-2.5 Sets will be settled as winners and losers respectively.
Offers on any lines lower than that amount will be settled as void. "

The last line covers both of your bets, as only 2 sets have been played completly before the retirement + even if small, there is always a chance for a tie-break.So unless a bet type like this has a 100% certainty , think this rule with the bets being void is the fair one in these situations.
